中文摘要

摘? 要：我国房地产业从1997年被国家列为拉动经济和内需增长重点产业，2003又被明确列为支柱产业，而且房地产业还能带动建筑、建材、装修等几十个行业的发展；房地产市场研究分析工作可为房地产各项活动提供决策和实施的依据，不科学的市场分析将导致不切实际的市场预期及错误的需求判断，从而引发房地产活动中的风险。因此，作为国家经济支柱的房地产业，其市场研究工作也显得尤为重要，本文将对房地产市场研究与分析这项工作进行详细阐述，并就其热点问题结合统计分析方法进行分析。

关键词：房地产市场研究，因子分析，回归分析

英文摘要

Abstract：In our country ,the real estate business was be played as moving economy and domesticing needs increasing’s priority estate since 1997, in 2003,it was be played cornerstone industry clearly , and, real estate business can drive the development of several tens industry ,such as building , building material , fitting up and so on; Real estate marketing studies and analysis working can provides the basis of making policy and being put into effect in every activities of real eatate, The wrong market analysis will lead to the moot marketplace and reach the wrong need judgement, thereby,will lead to the unsafety of real estate activity. Therefore, as the country pillar of the economy ,real estate marketing studies and analysis working also become very important,in this paper, will carry out with the job studying and analysing this item to real estate market expounding detailedly, whose hot spot problem carries out analysis combining with counting analysis method right away.
